What about Trespassing?

The Property Manager is responsible to keep Trespassing minimized.

Cold Winds offers tools and suggestions, but it is up to the Property Manager to decide what is needed for each property.

Cold Winds will terminate Membership to any Member reported having been Trespassing on or off of Cold Winds properties.

In order to be respected, we need to be respectful. It is very important that Cold Winds Members and Property Managers act in a safe and respectful manner and Trespassing is a large problem around hunting lands.

In many places, game retrieval is not trespassing. If game retrieval is allowed the following guideline is suggested - Do not bring your guns (or bow & arrow) onto the property, set a time limit of 10 minutes or less, and obtain permission to be on the property if more than 10 minutes.

Remove the reason to trespass. Property Managers are encouraged to post No Trespassing - Leased Land - Cold Winds signage on the property.  Our signage tells a would-be trespasser that someone cares, that someone wants to be paid for the land use and if they want to go on the land, the opportunity might be available to them.  

Check your local laws on requirements for No Trespassing signage. Often they will include spacing requirements of the signs and may have requirements such as providing a contact name and phone.

Signage is not enough and we encourage all Property Managers to reach out to all the neighbors. Tell the neighbors about the property being listed with Cold Winds, tell them to notify the Property Manager on any concerns, as fast as possible. Ask the neighbors to be watchful, take pictures and feel free to ask Cold Winds Members to show their lease documentation.  Having neighbors keep an eye out for each other is what neighbors do, it is respectful and respected.

Engage your local Law Enforcement Officer, make them aware that you have listed the property in Cold Winds and ask if they have specific or regional advice to offer to you. They are often happy to work with you because they don't want to see trespassing because it leads to bigger or worse offenses.

Prosecute any and all that trespass. With some people, the only thing that will ultimately change trespassing is to pursue the legal recourse.

We suggest Cold Winds Members leave a printed copy of the lease in the vehicle dashboard because it helps to minimize the time involved in knowing who may be trespassing and be thankful to people who check.
